Commercial Concrete Contractors in San Marcos
This page is for property owners and managers with flatwork to do: the sidewalk the city flagged, a dumpster pad that's breaking up, a new ADA route to the door, a pad for a generator. Smaller commercial jobs, built to the city's commercial spec.
Commercial Concrete Flatwork We Take On
-
Site sidewalks and ADA routes
From parking to entrances, including curb ramps to city detail 432S-3-SM.
-
Dumpster and compactor pads
With the approach apron the trucks actually land on, which is where these pads break first.
-
Equipment pads
For generators, transformers and HVAC, sized to the equipment base.
-
Commercial driveway approaches
Type II approaches, curb and gutter sections, built to the city detail.
-
Panel replacement in existing paving
Broken panels cut out at the joints and poured back, doweled to their neighbors.
For structural frames, elevated decks, tilt-wall or large paving, you want a structural concrete contractor with that equipment and crew size. If that's your project, we'll tell you in the first call.
Commercial Driveway Approaches (Type II) and ADA Routes
The city builds commercial approaches heavier than residential ones. Its standard detail 433S-A-SM sets the two side by side:
| Type I (residential) | Type II (commercial) | |
|---|---|---|
| Thickness | 6 in | 7 in |
| Concrete | Class A, 3,000 psi | Class C, 3,600 psi |
| Bars | #3 | #4 |
| Permit filing fee | $108 + $15 technology fee | $216 + $15 technology fee |
Where an approach is controlled by a stop sign, yield or signal, the city's radius-connection detail calls for detectable warning surfaces per PROWAG. Public sidewalks are 5 feet minimum with a 2% maximum cross slope (detail 432S-1-SM), and curb ramps follow city detail 432S-3-SM.

Commercial Concrete Sites and TCEQ Water Pollution Abatement Plans
Commercial sites carry the aquifer rules that most homes are exempt from. Under TCEQ's 30 TAC Chapter 213, regulated activities on the recharge zone need an approved Water Pollution Abatement Plan, and Hays County projects are reviewed through TCEQ's Austin Regional Office. The city adds its own impervious cover caps on Recharge Zone sites (40% for sites of 3 acres or less, down to 20% for 5 acres or more, by site size as of October 8, 2001). Which path your flatwork takes depends on one question:
New flatwork adds impervious cover
New pavement can require plan amendments and runs into the site's cover cap. Get the plan question answered before the job is scheduled, not after the forms are set.
Resurfacing existing paving with no added disturbance
TCEQ's definitions exclude resurfacing existing paved surfaces, including sidewalks, when there's no additional site disturbance. Panel replacement inside the existing outline is the usual case; confirm it for your site.

Concrete Flatwork Contractors: Scheduling Around Business and Heat
Commercial flatwork is usually more about sequencing than concrete. Customers still need a way in, delivery trucks still come, and the slab needs time before traffic.
Joint layout drawn first
New panels line up with the existing paving, so the patch reads as planned.
Phase one: pour half the entrance
Other half stays openBarricades go up around the first section; customers use the other side.
Early pour, then cure
Summer: before the heatNOAA's normals put San Marcos average highs above 92°F from June through August, and ACI 305 notes that wind, sun and low humidity make hot-weather precautions stricter, not just air temperature.
Phase two: second pour once the first has cured
Cure time before trucksTraffic moves onto the new concrete and the second half comes out.
Homeowner projects are on the concrete contractor home page.
Commercial Concrete Questions
Can you work around our business hours?
Usually. Flatwork can be phased so one entrance stays open, and summer pours start early anyway because of the heat. Tell us your busy hours and delivery windows up front.
Why don't you publish commercial prices?
Because we couldn't find a published commercial flatwork range we'd stand behind, and commercial jobs vary too much for one. Thickness, steel, access, phasing and the permit path drive the number. Send drawings or a site plan and we'll price from those.
Commercial flatwork to price?
Property address or area, what needs doing, and drawings or a site plan if you have them. Mention any deadline from the city or a tenant.
